Before you view...

So you've got your mortgage offer in hand and you are ready to start viewing some property!
Chances are you have already searched everything Rightmove and Zoopla have to offer and shortlisted some houses you want to view. 

House viewing- I don't look too impressed with the size of this kitchen!


Some good tools we found really useful were Net house Price.com, which is a website which shows you how much properties in a street or post code have sold for in the past. When you've chosen a possible contender on Rightmove- you can check houses in the same street/similar area to check a) its not over priced b) you can usually check what the current owners bought the house for and when. The data is taken from the Land Registry records, you don't have to sign in or make an account so it's really accessible and accurate:





Another really good website and tool we used when searching for our house was Globrix. However since we bought our property the website has been merged with Zoopla. Globrix is basically a website which tells you how long a property has been on the market for and how much the price has been reduced (if at all) and when. This can be a really good bargaining tool- usually when the price has dropped its a sign that the owner is keen to get rid of the house and will be open to negotiation. If the house has been on the market for a long time with no reduction in the price it's a good sign that the owner is not willing to negotiate on the price- some houses we viewed 8 months ago are still on the market at the same asking price. 

So now Globrix has been combined with Zoopla you can get these details on here- also another good feature is if you search for properties in a certain area you can search by "price most reduced"









Now you've got all the tools you need to go forth- call that lovely estate agent and book your viewings!
